Closing Remediation and Construction Financing Gaps on Your Brownfields and Other Redevelopment Projects

Date: April 6, 2021

Time: 8:00am - 10:00am

Location: Virtual (A link will be sent to you on Friday, April 2nd)

Panelists:

  • Cecilia I. Lassiter, Member, Real Estate Law Department and Co-Chair, State and Local Tax + Incentives Practice with Sills Cummis & Gross P.C.
  • Ted Zangari, Co-Chair, Real Estate Law Department and Chair, Redevelopment Law & Public Policy Practice Groups with Sills Cummis & Gross P.C.

Moderator:

  • Sandra Gaurin, ERM, LEED AP, Director Client Services with Gallagher Bassett Technical Services Division

Description:

Developers of redevelopment projects in every asset class continue to struggle with unique added construction expenses that were not commonplace in greenfield projects of years past— from brownfield remediation to structured parking costs. Long-term tax exemptions and bond-financing proceeds help but don’t always close project financing gaps or result in reasonable rates of return. Likewise, businesses contemplating a facility relocation or expansion often struggle to make sense of the cost of doing business in NJ when compared to lower-cost options in neighboring states and beyond.

Ted Zangari and Cecilia Lassiter from Sills Cummis & Gross P.C. will explain the new State financial incentives available under the New Jersey Economic Recovery Act of 2020, including the new Brownfields Redevelopment Incentive Program Act and the Aspire Program, as well as incentives available at the local level to make your projects financially feasible.  They will also preview the new “Emerge” incentive for businesses considering a relocation to or expansion within New Jersey.”
